Introduction

These Terms of Service (“Terms”) govern your use of the KUCHEASY website at www.kucheasy.com and all services offered by RESARDECO Sh.p.k, trading as KUCHEASY. By accessing our website or using any of our services, you agree to be bound by these Terms. If you do not agree, please do not use our services.

About KUCHEASY

KUCHEASY is an independent property verification and investment guidance service for foreign investors in Albania. We are not a real estate agency and we do not buy, sell, or broker property. We provide due diligence, research, and guidance services to help international investors make more informed decisions.

We operate as a service on behalf of clients. All verification, inspection, and reporting activities are carried out by KUCHEASY and/or its verified professional partners.

Our Services

We currently offer the following services:

Free Property Check

A complimentary review of a property listing submitted by the user. We contact the agent, review the listing, and provide an informal summary report by email at no cost.

The Verify, €99 (one-time, per property)

A comprehensive independent property check including: agent contact and payment terms confirmation, title deed verification with Albanian authorities, video walkthrough or virtual tour of the property interior, a step-by-step purchase checklist, and a verified contact list of relevant professionals.

The Guard, €499 (one-time, per property)

Everything included in The Verify, plus: a video walkthrough of common areas and the surrounding neighbourhood, a full pre-purchase inspection report covering water, electricity, and building condition, and access to a dedicated personal assistant for guidance throughout your purchase process. The personal assistant provides information and guidance only; additional professional work will be referred to our vetted partner network.

Service Scope and Limitations

• Our services are for informational and due diligence purposes only. They do not constitute legal, financial, or investment advice.
• We do not guarantee property availability, accuracy of third-party listing information, or the outcome of any property transaction.
• Our personal assistant service provides guidance and information only. Where legal, notarial, or other professional services are required, we will refer you to qualified professionals in our network.
• Timelines for report delivery are indicative. We will keep you updated throughout the process, but no fixed delivery date is guaranteed unless expressly agreed in writing.
• We reserve the right to decline or cancel a service if the property in question is outside our operational scope, inaccessible, or if circumstances prevent us from completing the service. In such cases, a full refund will be issued.

Payments

Payment for paid services (The Verify and The Guard) is processed via:

• PayPal, secure online payment
• Direct bank transfer, upon receipt of an invoice issued by us

Payment is due before service delivery begins. Services will not be initiated until payment is confirmed. All prices are stated in Euros (EUR) and are inclusive of any applicable taxes unless stated otherwise.

For bank transfer payments, an invoice will be issued by RESARDECO Sh.p.k to your provided email address. Please allow up to 3 business days for bank transfers to clear before service begins.

Refund Policy

We handle refunds on the following basis:

• If we are unable to complete the service for any reason within our control, a full refund will be issued.
• If service has not yet commenced, you may request a cancellation and full refund within 24 hours of payment.
• Once service has commenced (e.g., agent has been contacted, inspection has been scheduled), refunds will be assessed on a case-by-case basis.
• Refunds are not available once a completed report has been delivered.

User Responsibilities

By using our services, you confirm that:

• You are at least 18 years of age
• The information you provide is accurate and complete to the best of your knowledge
• You are using the service for personal investment due diligence purposes and not to facilitate fraudulent activity
• You will not attempt to misuse, reverse-engineer, or interfere with our website or services

You are responsible for the accuracy of any property URL or information you submit. We cannot be held responsible for errors arising from inaccurate information provided by you.

Intellectual Property

All content on www.kucheasy.com, including reports, text, graphics, and branding, is the property of RESARDECO Sh.p.k and is protected by applicable intellectual property laws. You may not reproduce, distribute, or use our content without express written permission.

Reports generated for you are licensed for your personal use only and may not be resold or distributed.

Limitation of Liability

To the maximum extent permitted by applicable law, RESARDECO Sh.p.k shall not be liable for:

• Any indirect, incidental, or consequential loss arising from your use of our services
• Losses resulting from reliance on information provided in our reports
• Inaccuracies in property listings provided by third-party agencies
• Loss or damage arising from circumstances beyond our reasonable control

Our total liability in connection with any service shall not exceed the amount paid by you for that specific service.

Third-Party Services

We may work with and refer you to third-party professionals (lawyers, property managers, notaries, etc.) from our vetted network. We do not accept liability for the performance, advice, or conduct of these third parties. Any engagement with them is a separate arrangement between you and that professional.

Governing Law

These Terms are governed by the laws of the Republic of Albania. Any disputes arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Albania.

Changes to These Terms

We may update these Terms from time to time. The current version will always be published at www.kucheasy.com. Your continued use of our services after an update constitutes acceptance of the revised Terms.
